What’s the difference between a Co-Host and Airbnb Management?
Most of the time the terms “Co-Hosting” and “Airbnb Management” are virtually the same. Almost always interchangeable. However, there’s a huge gap in defining what “co-hosting” is, so it’s important to know what services you’re actually receiving.
Co-Hosting/Airbnb management might look like a full-service property management. It might mean the management handles the guest messaging and you are the “boots on the ground.” Different homeowners will need different services, so it’s important to make sure a co-host can offer what you’re needing.
How Co-Hosts/Airbnb Managers Get Paid
The most common way Airbnb management teams are paid is by taking a percentage commission of each reservation. It’s a similar payout system as a property manager of long-term rentals, except that you can expect the rates will be much higher because there is far more work involved in short-term renting.
While standards will vary in different markets, percentage rates usually fall between 20-35%. You may find national companies or individuals who will offer management for 10%, but truly, you will get what you pay for.
The good news about a percentage-based model is that your co-host will be motivated. We don’t make money unless you do!
We currently offer 4 different management packages depending on what services a homeowner needs. Obviously we can’t be on-site for the properties we manage out-of-state, so our management package looks different (and is a lower percentage) than our in-town places.
